Sanders Solicitors in Essex has been providing professional legal services to clients and business’ in and outside the community since 1953. We have two offices at Rainham and Harold Wood and we offer a broad spectrum of legal services from litigation, company, commercial property, landlord & tenant, matrimonial, employment, residential conveyancing and both contentious and non-contentious probate.
The company/commercial and landlord and tenant department is based at Rainham and is headed by Peter Sanders who qualified in 1984. We deal with a wide range of non contentious commercial and company work including planning and enforcement, industrial and residential development freehold and leasehold acquisition and act for a number of large local companies in Essex as well as small businesses. We buy and sell private limited companies and businesses and deal with setting up and dissolution of partnerships.
The Rainham office also has an experienced residential conveyancing department headed by another partner, Shahnaz Ahmed, who also offers commercial legal advice particularly in commercial lease grants and renewals acting for both landlords and tenants.
We provide a personal service rather than a conveyor belt process and pride ourselves on meeting client needs on a personal level.
The litigation department is based at Harold Wood and headed by Daniel Gearing, another partner of the firm. He handles all types of contentious work including matrimonial, civil litigation, employment, landlord & tenant and common law claims (contract and tort). He qualified in 1999 and is also an accredited mediator.

Over the years, the firm has developed as a practice and offers very experienced professional advice with the main areas being litigation and commercial. This firm has been involved in substantial litigation involving a test case against the Port of Tilbury on grounds of Health and Safety and a major class action suit against British Telecommunications plc. The matrimonial department has dealt with a range of cases including multi million pound disputes. We also cater for small claims and low value matters without any compromise on service.
Having invested in bespoke case management software, we offer an efficient and effective service with detailed costs management assistance to manage and meet clients cost expectations. Where matters are charged on a time basis, a full and detailed breakdown of all work can easily be provided at any time which enables clients to budget and plan for what may be an expensive and unexpected call on savings or income. We understand that costs are an important part of any service, not just the provision of legal service, and this case management system enables us to keep track of and provide clear costs advice at any time. It also enables us to run a paperless office if needed which reduces costs and assists with managing cases whilst staff may be absent or on holiday, so as to provide a full and uninterrupted service.
Peter is head of the Commercial Property and Company Department at Sanders Solicitors and qualified in 1984 and became a partner in 1987.
Peter’s expertise includes commercial leases and retail development, freehold and leasehold property acquisition and disposals together with acquisition of industrial and residential development sites, advising on planning and enforcement issues, company purchase sales and acquisitions.
Development of Breckland Retail Park in Thetford including acting for the developer, the granting of leases to major High Street Retailers.
Development of various residential housing and flat schemes in Essex.
Peter is also involved in litigation for adverse possession in the First-Tier tribunal with and notable victory against Port of London Authority with costs.
Daniel Gearing is a partner of the firm specialising in litigation and matrimonial matters. He qualified in 1999 having trained and initially worked in Lincolns Inn Fields, London. After moving to Essex, he has continued to provide the quality of work and experience expected of a London lawyer but at provincial rates.
His case load consists of both contentious commercial and private client matters such as directors / shareholders disputes, commercial property and contract claims, matrimonial financial matters, disputes concerning ownership of property, probate claims and general private client disputes. The value of cases range from small claims to multi million pound claims, including several cases where the assets or value exceeded £10m. He acts for both sides of a claim which enables him to see all perspectives from different angles which has given him vast experience in over 20 years as a litigator.
As a mediator, Daniel approaches every case on the basis that the client wants a swift and cost efficient solution. His proactive but tenacious attitude and ability to consider alternative and sometimes unlikely solutions enable him to achieve this.
Shahnaz is a Solicitor and Partner in the commercial property and residential property departments.
Shahnaz joined Sanders Solicitors in 2006 as a trainee solicitor and completed his training qualifying into the commercial property department in 2008. He became a partner in 2014.
Shahnaz acts on all aspects of commercial property and residential property law matters including newbuild developments, buying or selling freehold and leasehold properties, grant of new leases, extensions and renewals, lease assignments and subleases, deed of variation and transfer of equity, exclusivity agreements, asset purchase agreements connected to commercial property transactions such as a sale of a business and the assignment of a lease.
Jan is an experienced, friendly and diligent Conveyancer in the residential property department based at Rainham. Jan has over 20 years’ experience in residential conveyancing and excluding a career break, has work for 18 years at Sanders. She has many regular clients that return time and time again and received numerous recommendations to keep her busy. Jan specialises in buying, selling and mortgaging for both freehold and leasehold property and deal with transfer of equity matters.
After changing his career from being a magistrate’s clerk, Colin has been practising law since 1999 and covers all areas of crime including road traffic offending, Local Authority prosecutions, Health and Safety matters, trade description, food safety law and Licensing.
Colin has acted for the prosecution and for the defence in various matters and was the prosecuting lawyer for the London Boroughs of Hackney and Barking and Dagenham. He is also a duty solicitor and represents both sides at trials.
Colin regularly gives talks to groups, organisations and companies on various aspects of the law that relate to them to ensure they know what to do for their protection and benefit and by way of safe guarding.
Having trained at this Firm, Alban Horncastle qualified in July 2019. His areas of expertise are in general civil and commercial litigation but he specialises in property litigation acting for freeholders, leaseholders and management companies in both commercial and residential disputes. Alban is regularly instructed in small claims, fast and multi-track litigation cases in both the County Courts and High Courts.
Notable cases include:
acting for the freeholders in the Property Chamber (First-Tier Tribunal), successfully defending an application made under section 24 of the Landlord and Tenants Act 1987.
acting for the leaseholder in the Property Chamber (First-Tier Tribunal), in an application for determination of service charges, resulting in a reduction in service charges from £12,000 to £2,500.
acting for the Applicant in successfully bringing a claim under section 14 of the TLATA 1996, including an order for costs to be paid by the Defendant on the indemnity basis as well as further penalties under CPR Part 36.
Alban has a direct, no nonsense and pragmatical approach to matters and strives to achieve a swift, cost effective outcome.
Rachel became an Associate of CILEx in 2015 and is a Conveyancing Paralegal at Sanders Solicitors. Rachel specialises in buying, selling and mortgaging for both freehold and leasehold properties and deals with remortgages and transfer of equity matters.
